In Western Australia the same clean is called bond cleaning, vacate cleaning and end of lease cleaning interchangeably. They are three names for one service, not three different services. We lead with bond cleaning because that is the term most Perth tenants and property managers use.
Two Mates Cleaning has specialised in bond cleaning since 2019. Every clean is carried out by our own employed, uniformed team. We do not subcontract the work out, which is why we can commit to returning and putting things right when something is flagged. Every staff member holds a current National Police Certificate, and all equipment and materials are supplied by us.

Every figure below is GST inclusive and is a starting price for a property in standard condition. There is no weekend, public holiday or off hours surcharge, and no distance surcharge anywhere in our service area.
What moves a price above the starting figure. Properties in below average condition, such as heavily soiled kitchens, excessive grease, extensive bathroom mould and mineral deposits, or heavily stained walls, are assessed and quoted separately. Two properties with the same bedroom count can also be different jobs, so scope is confirmed when you book.
Payment terms. A 10% deposit secures your booking and the balance is due on the day of service.
Optional extras. Bond carpet cleaning and end of lease rubbish removal are separate services, priced separately and added to the bond clean if you want everything handled in one booking.
Every item below is part of the standard bond clean and is already in your quoted price. Nothing on this list is an optional extra.

The items above are the standard bond clean. Anything below is a separate service, priced separately and added to your booking so the property is dealt with in one go rather than chased up afterwards.
Carpet steam or dry cleaning, priced by bedroom count and GST inclusive: 1 bedroom from $99, 2 bedrooms from $132, 3 bedrooms from $156, 4 bedrooms from $186. The price is the same whether the carpet is steam or dry cleaned. Flea treatment is $20 per room on top, and rug and upholstery cleaning is quoted per item.
Note the warranty windows differ. Bond carpet cleaning carries a 24 hour re-clean warranty, which is separate from, and shorter than, the 14 day warranty on the bond clean itself.
See bond carpet cleaningClearing what is left behind before handover. This one is quoted per job rather than from a set rate, because the price depends on the volume and materials, how many people are needed, loading time, access such as stairs or long carries, and disposal and recycling fees. The quickest way to an accurate quote is clear photos or a short video of the items.
There are no hidden fees beyond the quote you confirm.

Baked on grease removed from the mesh and the frames. Filters are cleaned as part of every kitchen, along with the extractor fan and light.
Bottle ring stains and loose debris cleared from the cabinet base. Cupboards are emptied and wiped out inside as well as outside.
Soap scum and mineral deposits lifted from the tiles and grout. Shower glass, taps and the shower head are cleaned in the same pass.
Bowl and waterline staining removed, then the floor mopped and dried. The toilet is scrubbed under the seat and around the outside of the bowl.

If an item was included in your booked bond clean, should reasonably have been cleaned as part of that service, and was genuinely missed, tell us within 14 calendar days of the clean being completed. We assess the issue and, where it is covered, return and re-clean the affected area with no additional cleaning labour charge.

No. We charge flat rates with no weekend surcharge, no public holiday surcharge and no off hours surcharge. The price quoted for your bedroom count is the price regardless of which day we attend.
