This page sets out exactly what's included in a standard Two Mates Cleaning bond clean in Perth, what's not included, and the limitations that apply. If you've been sent here as part of booking, this is the full picture. Read it before your clean, not after.

Bond cleaning, vacate cleaning, end of lease cleaning and move out cleaning are all the same job. Different people use different names for it. On this page and across our site, we call it bond cleaning, but it's the same service whichever name you know it by.

Everything included in a standard bond clean

Everything listed here is part of a standard bond clean, at no extra cost.

General, throughout the inside

  • Floors and all surfaces cleaned and disinfected
  • Wardrobes and drawers cleaned and disinfected, inside and out
  • Doors, door handles and door frames cleaned and disinfected
  • Windows cleaned (glass from inside), sills and tracks
  • Cobwebs removed
  • Standard blinds, cords and rails dusted

  • Light switches and power sockets cleaned and disinfected

What's not included at all

  • Lawn mowing, weeding, garden bed maintenance and tree trimming
  • Wall hole repairs, wall repainting or dent filling
  • General pest control
  • Rubbish removal within the standard bond clean price (available as a separate service: End of Lease Rubbish Removal)
  • Contents or furniture removal
  • Pool chemical balancing or equipment servicing

Standard vs below-average condition

The price you're quoted assumes standard, average condition: a property that's been lived in normally, without excessive buildup.

Below-average condition is defined by specific markers, not a subjective judgement call

  • Excessive grease
  • Heavily soiled kitchens
  • Excessive mould or mineral deposits in bathrooms
  • Heavily stained walls

If a property shows one or more of these, it's assessed and quoted separately. The standard price doesn't apply, and we'll always tell you this before the job goes ahead, not after.

14 Day Re-Clean Warranty

Every item on this checklist is backed by a real warranty

If something within the checklist above was genuinely missed, tell us within 14 calendar days of the clean being completed. We'll assess it and, where it's covered, return and re-clean the affected area at no additional cost. That's the whole warranty in plain terms: a commitment to put right anything we should have done and didn't, within a fixed window, on the standard bond clean specifically.

What the 14-day warranty does not cover

  • Bond return itself. Your bond is returned based on the landlord's or property manager's overall assessment of the property, which can include things entirely outside cleaning: property damage, unpaid rent, garden condition, pest issues. We guarantee the quality of our clean. We cannot guarantee the landlord's decision, and no cleaning company honestly can.
  • Pre-existing damage. Burns, gouges and permanent staining that existed before we arrived aren't something cleaning can fix, and the warranty doesn't cover them.
  • Below-average condition issues, as defined above. These sit outside the standard scope and price entirely, so they sit outside this warranty too.
  • Add-on services. Carpet steam cleaning carries its own 24-hour warranty, separate from this one. Window cleaning, tiles and grout cleaning, pressure washing and every other add-on above carry a job satisfaction commitment specific to that service, not the 14-day window described here. Each service's guarantee applies to that service only.
  • Anything on the "what's not included at all" list above. If it was never part of the clean, it's not something the warranty can apply to.
